The Discounted Cash Flow (DCF) method is widely used when carrying out commercial property valuations. Other uses of the method include investigating development viability and investment analysis. During this course you will explore key techniques, benefits and applications related to different uses and purposes of the DCF method.
By the end of the course, attendees will know how to:
• Identify of the use of DCF in property valuations
• Consolidate the definitions of IRR and ARY
• Treat capital expenditure, projected rental growth, indexation and transfer costs correctly in a DCF
• Carry out a DCF in Excel
About the trainer
Thomas Lam is a Senior Director, Head of Valuation and Consultancy at Knight Frank and is responsible for overseeing the General Valuation and Mortgage Valuation Departments. He headed the company’s Research and Consultancy Department in Greater China from 2011 to 2014. He is regularly featured in the media for his views on global, Asia, Mainland China and Hong Kong property markets, generating over 100 media hits per month from both global and regional media.
Thomas is a Fellow of the Royal Institution of Chartered Surveyors, a Professional Member of the Hong Kong Institute of Surveyors, a Member of China Institute of Real Estate Appraisers, a Registered Professional Surveyor (General Practice Division), a Registered Business Valuer of the HK Business Valuation Forum and an Ordinary Member of Hong Kong Securities Institute. He has extensive experience in the real estate industry, with specific experience in market research, corporate advice, valuation, real estate finance, investment advice and business development in Asia Pacific markets (excluding Japan).
