Course summary

Understanding of finance and its importance in decision making is a key knowledge area for any property professional. In a challenging economy, financial awareness is an essential part of everyone’s toolkit. Applicable to either small or large firms within the property and construction industries, the Certificate in Financial Management is the perfect way to acquire core finance skills which can help you deliver your targets, reduce costs and enhance your business.

The programme is designed to provide a solid grounding in financial awareness skills and is delivered in a practical and enjoyable interactive format. Delegates will work with the trainer on how to apply new and existing finance skills back into the workplace so as to improve decision making.

This is an intensive and interactive 3-day course with group exercises, discussions and case studies. Upon completion of all modules and the online multiple-choice assessment (within a 12-month period) you will be awarded with the ‘Certificate in Financial Management’.

Course contents

Module 1: Finance Fundamentals for Property Professional (1 day)

This introductory module covers the basics of finance and fundamentals of accounting. Throughout, we will review matters relevant to property professionals. The module is interspersed with examples and case studies which provide an effective way to learn experientially about finance. By understanding what the finance team is responsible for and why they ask for certain pieces of information, delegates will benefit back in the workplace from knowing what questions to ask and by generally improving the communication with the finance team. Increased knowledge and understanding of accounting concepts and terms will enable delegates to contribute to and understand financial discussions and meetings in the workplace.

Module 2: Core Financial Skills (1 day)

This intermediate module follows on directly from Module 1 and expands the concepts introduced. Delegates will further develop their understanding of the main financial statements and apply their knowledge and skills to recognise practices in their own workplace. The budgeting process will be explained and explored during this module and again delegates will be asked to share their experiences of their roles in the budgeting cycle. Throughout, we will review matters relevant to property professionals. More advanced financial terminology will be introduced, and delegates will be encouraged to provide examples from their businesses. Delegates will also look at the importance of cash and what they can do to improve their business’ cash position. Within this context, the importance of financial controls will also be explained.

Module 3: Financial Analysis and Decision Making (1 day)

This advanced module follows on directly from Module 2 and focuses on measuring and interpreting business performance and making the best decisions based on the information available. This module is highly interactive and involves a series of exercises including the review and interpretation of 'real' company accounts. Building on the core skills obtained in the previous two modules, delegates will be able to understand how these skills can be used in a proactive way to inform, enhance and underpin financial decisions made in the workplace. Throughout, we will review matters relevant to property professionals.

Module 1 – Finance Fundamentals for Property Professionals

  • Understand the framework of accounting and finance
  • Demonstrate knowledge of the format and preparation of company’s accounts
  • See how accounting rules, concepts and assumptions underpin sets of accounts
  • Name the main financial statements
  • Appreciate the duties and responsibilities of the finance team
  • Name the two main types of accounts produced and their differences
  • Understand common financial terminology and jargon
  • Describe what double entry book keeping is
  • Appreciate the role of the auditor


Module 2 – Core Financial Skills

  • Perform more effective budgeting and forecasting
  • Fully understand the Income Statement/P&L account and its purpose
  • Fully understand the Balance Sheet and its purpose
  • Understand sources of finance
  • Recognise the importance of cash flow to a business

Module 3 – Financial Analysis and Decision Making

  • See how costs behave in line with business activity
  • State the difference between fixed and variable costs
  • Understand how central costs are allocated
  • Define the terms contribution, marginal costing and breakeven analysis
  • Apply different financial techniques to improve decision making
  • Perform basic interpretation of financial statements using ratio analysis
  • Use discounted cash flow techniques for investment appraisal
  • Measure business performance using key performance indicators
  • Understand company valuation methods
