 How did the Hong Kong office market evolve on the back of Hong Kong’s closer economic tie with Mainland China, high occupancy costs and change in occupiers’ workplace strategies?

Recent research report from CBRE, “The Evolution of the Hong Kong Grade A Office Market: A Telescopic Analysis – 2019”, uncovering the major trends shaping Hong Kong’s Grade A office market. Following the launch of their first report in 2016, the team again undertook a comprehensive analysis of 245 Grade A office buildings across Hong Kong this year, to understand how the market has evolved. Key findings of the study include:


  • Office demand continued to be fuelled by Chinese firms, but pace of expansion has slowed since mid-2018
  •  Limited spill over demand from the GBA at an infancy stage
  • Co-working moves into the mainstream
  • Tech sector growth not necessarily a spinner for Grade A office demand
  •  Connectivity improvement helps drive decentralization demand

Marcos oversees a team of research professionals, covering key property sectors across his region. He is based in Hong Kong and works closely with the Asia Pacific and Global Research teams to proactively drive CBRE’s ongoing objective, to produce first-class industry insight, research and analysis for CBRE clients. Marcos has a profound understanding of the real estate market in the Greater China region, and with his strong research background in real estate agency, he is well-versed with occupier trends and landlord requirements. Mr Chan is also an active commentator in the media and has 20 years of property market research experience behind him.


Ludwig is a Chartered Quantity Surveyor with more than 30 years working experience in the construction industries of Hong Kong, Macau, PRC, Singapore, Vietnam and Australia. During this period Ludwig has worked for private consultancy firms, public authority, developer, main contractor and sub-contractor firms.


Ludwig is an expert in costs and contracts, experienced in pre- and post-contract cost control procedures, and has particular experience in preparing and negotiating claims and disputes including extension of time and loss and expenses, mainly for building and civil engineering works. He has been appointed on many occasions to provide contractual advice and has prepared more than 40 EOT reports, expert reports and / or acted as expert witnesses in front of various courts.


Additionally, he has been involving in mediation and dispute avoidance / resolution since 2005. He has been appointed on 7 occasions as Mediator. He has been acting as the Dispute Resolution Advisor / Dispute Avoidance and Resolution Advisor between the Government and the Main Contractor for 7 occasions, and on the list of the HKIAC Arbitrator and HKIA/HKIS Arbitrator and registered as RICS (HK) Registered Expert Witness.
